When considering a project, CW AM Pty Ltd as Asset Manager for CPA Fund, uses a two-pronged approach to end values – seeking the best possible return on any piece of land combined with accurate construction and ancillary costs. CW AM Development Managers triangulate all available data of comparable sites in the area, similar market & geographic segments as well as the feasibility of bringing a new style of stock to the area. Once the end values are correctly analysed, Managers will use experience and knowledge to get the major cost centre of the project correct – construction costs.
A Development Project is a long term initiative with many costs being incurred before the revenue is generated. In additon to ensuring the equity and debt requirements of a project are feasible, the Development Manager will also ensure the end product has a clear exit strategy so that the CPA Fund can be confident in potential returns to its Investors.
The CPA Fund is an Australian registered managed investment fund with an objective to return to its Investors a target return of 8 – 11% per annum.
The Fund uses it’s knowledge and experience to invest in property development projects, managed by CW AM Pty Ltd the Asset Manager of the CPA Fund, in a range of property sectors and geographical regions. Each potential development project is subjected to a strict due diligence process to ensure long term financial success of the project and ultimately, the Fund and its Investors.
